Import from LOS (optional)
Drop a MISMO 3.4 XML export from Arive or another LOS to fill borrower and loan fields. Only empty fields are filled.
Borrower
Names help the parser recognize the borrower's own transfers and businesses (for example "Online transfer from John Smith" or "Payroll from Smith Plumbing LLC").
Loan
Used for payment, DTI, and maximum loan on the Results step. You can leave this blank and come back.
Bank statements
Drop every statement for every account at once, up to 24 months for up to 10 or more accounts. Each statement is read in your browser, then sent to Claude as text, one statement per request. The tool sorts statements into accounts by the account number printed on each one.
Analysis period
Applies to every account. Missing months stay in the divisor unless you change it, which matches how most lenders calculate.
Businesses
Expense factor and ownership apply to every business-treated account linked to the business. Industry shows a typical factor as a hint only; the default stays at 50% unless you change it or have a CPA letter.
Accounts
Each account was built from its statements. Set the treatment and linked business, then open any month to review or change individual deposits.
Income worksheet
Underwriting comments
Drafted from the analysis. Edit freely; your edits stay unless you regenerate.
Lender reconciliation
Compare against a lender's worksheet. Enter their total allowable deposits, and paste their monthly qualified deposits column if you have it, to see exactly which months and categories differ. This runs on the parsed deposits, so it is instant and free. The written explanation is optional and sends only the summary, not the statements.
